The Landmark Amenity Grant Reflects Addison’s Commitment to Office Relevance

Sunwest Real Estate Group is proud to share recent coverage in The Dallas Morning News highlighting a significant milestone for the Addison office market: the Town’s first amenity investment grant awarded to support renovations at The Landmark.

Addison’s Town Council approved a $200,000 grant from its economic development fund to support a $2 million renovation at The Landmark, an eight-story, 160,000-square-foot office building located at 14800 Landmark Boulevard. According to the Town’s director of economic development, this marks the first amenity investment grant the Town has issued.

A Proactive Strategy for Competitiveness

As reported by The Dallas Morning News, Addison’s office vacancy rate currently stands at 20.1%, above the regional average of 17.8%. Town officials are seeking ways to make Addison’s office inventory more competitive in today’s evolving market.

“We would take the Pepsi Challenge with any other office market in D-FW just on our ability to attract an education workforce,” said Wayne Emerson, Addison’s director of economic development. “But where we just couldn’t compete was with a competitive modern office product.”

The Landmark renovation is intended to address that gap by enhancing the building’s amenity offering and overall tenant experience.

Elevating The Landmark

Sunwest Real Estate Group represented the owner, Landmark Quorum Holdings, LLC, and will oversee the renovation as part of its ongoing management of the property.

Planned improvements include:

  • A completely renovated lobby
  • Creation of a new amenity floor featuring a tenant lounge and conference center
  • Redesigned, move-in-ready tenant suites
  • Common area improvements throughout the building

Entos Design is leading the design effort. Construction is underway and expected to be completed in the second quarter.

Built in 1985, The Landmark is currently 65% leased, with a goal of exceeding 85% occupancy following the renovation. Both Town leadership and Sunwest expressed hope that the project will serve as a blueprint for improvements to other office buildings across Addison.

“Everyone always talks about a flight to quality. But we’ve kind of recoined to flight to relevance,” said Marc Grossfeld, managing principal at Sunwest. “Even assets that aren’t trophy assets but are well maintained—even if they’re 20, 30, 40 years old—saw a nice influx of tenants. Our hope is to have a success story here.”

The Landmark Amenity Grant represents more than a single property renovation. It signals Addison’s commitment to reinvestment and strategic partnership with property stakeholders to strengthen the Town’s office market.
