Industrial Acquisition Update: 13609 Archer Drive
AKRE Partners and Sunwest Real Estate Group today announced the acquisition of 13609 Archer, a 36,240-square-foot small-bay warehouse property located within Killam Industrial Park in Laredo, Texas.
AKRE and Sunwest represented themselves in the acquisition, an off-market transaction sourced directly through an existing relationship with the seller. Juan Fraga of First Houston Properties is marketing the property for lease on behalf of the ownership.
13609 Archer features a concrete-tilt warehouse with a concrete truck court and is strategically positioned within Killam Industrial Park—providing immediate access to the World Trade Bridge, the nation’s busiest inland port, which handles more than 50% of all cross-border truck traffic between Mexico and the U.S. The location also offers direct connectivity to I-35, linking Mexico’s major industrial centers to the U.S. logistics network. The acquisition marks AKRE’s second industrial investment in the Laredo market, following the successful purchase of 310 Union Pacific Blvd, a 16,945-square-foot warehouse, in Milo Distribution Center.
